1. Party B shall be responsible for employee safety, environmental protection and public safety for anything relating to its use of the Leased Facilities. Party B shall be solely responsible for and shall defend, indemnify and hold Party A, its agents and employees, harmless from and against all claims, costs and liabilities, including attorney's fees and costs, arising out of or in connection with Party B storage, use or disposal of any toxic or hazardous material in, on or about the Factory Premises including, but not limited to, removal, clean-up and restoration work and materials, and any other property of whatever nature located on the Factory Premises, to their condition existing prior to the appearance of toxic or pollutant on the Leased Facilities.

2. Party B shall comply, at its own expense, with any and all applicable laws, ordinances, rules, regulations and requirements respecting solid waste, hazardous waste, air, water, pollution or otherwise relating to the environment or health and safety (collectively “Environmental Laws”).
